Our client is a pan-European Asset Manager and Developer with a focus on ESG within commercial real estate (logistics, industrial real estate, data centers).
We are looking for a Head of Construction & Project Management (mwd) at the Frankfurt office to take on a responsible role within the company, to set up a new department as soon as possible.
Das Aufgabengebiet
- Active support of landor assetacquisition: arranging due diligence and riskevaluations (to institutional investment standards); appointing and instructing DDteams; obtaining and reviewing reports; identifying cost and/or mitigation strategiesfor identified restrictions
- Together with Designers and Consultants, producing and optimizing development options for land, identifying permitting requirements, producing development budgets, schedules and an overall Development Plan
- Negotiating with capital or other partners on the technical bases of land acquisitions, construction works and development management frameworks
- Appointingand instructing Professional Teams to undertake detailed design andplanning submissions,managing planningprocesses to obtainfavorabledecisions
- Constantly reviewing designs, material/technical proposals, development budgetsand Development Plans for refinement andoptimization
- Tendering and appointing Contractors
- Coordinating and monitoring the construction phase works, instructing the Professional Teams and Contractors, as required
- Updating development budgets, schedules, cashflows, contingency allocations and Development Plans throughout
- Reporting to capital orother partners during pre-development and during execution of the development works, as required
- Reviewing payment and draw applications and authorizations relative to overall Development Plans and funding agreements
- Negotiating with tenants with regard to the scope, specification and cost of Tenant FitOut works and/or access to the buildings in advance of completion
- Coordinating and monitoring project completions, handovers from Contractors andtakeovers by tenants, owners or acquirers
Das Anforderungsprofil
- Completed studies (University) and several years of experience in the field of Construction Management/Civil Engineering/Project Management
- Familiar with the development of logistics and industrial real estate
- Commercially-driven and self-motivated
- Quality-driven, aspiring to product and service excellence
- Customer service centric. Being able to think ‘institutionally’ and adapt to client needs on a project-by-project basis with equity or other partners, tenants or acquirers
- Can tap into a network of professionals (GCs, Designers, Engineers, Planning Offices)
- Technical and Construction Team leadership
- Land/infrastructure technical due diligence and risk evaluations
- Development cost appraisals, project budgeting and investment support
- Project planning & procurement, forms of appointment and contract, negotiations
- Contract administration, management and dispute avoidance/resolution
- Cost, quality & change management
- Fluency in oral and written German and English language
- "hands-on mentality" to leadership and problem solving; approachable at all levels
